What
is Rental Que?
Rental Que is a web based network of owners/managers listing rental
properties for potential renters to identify as interesting. This
method places the e-mail address of a renter tied to a home, as a Que.
This allows the owner to select possible renters from a list of
interested people. Rental Que also provides the ability to collect
purchase credits toward a Rent-To-Own program.
What
does is Cost?
Rental Que is free to all potential renters. You may use the search,
free, you may flag your interest in multiple homes, with no limit, for
as long as you like.
How
long is my e-mail address marked
on the homes I have interest in?
Each month, Rental Que will verify the e-mail address is valid. If that
test reveals the e-mail isn’t valid, then that address will be removed
from any properties it was used to flag. As long as the e-mail address
is valid, the flag is kept on the property. If the e-mail address isn’t
valid, but other contact information is provided, we’ll maintain the
interest flag for 60 days, attempting to contact the possible renter by
whatever means is provided. After 60 days, the person is dropped.
Why
should I leave any other
information than my e-mail address?
If your e-mail address is no longer valid, we want to try and get in
touch with you to find a valid e-mail address. If you provide a postal
mailing address, cell phone number, or any other alternate way to
contact you, that will help to insure your interest in a property is
maintained.
How
does an Owner select the family
to rent their home?
Rental Que leaves that process completely up to the owners to decide.
We provide them a list, in date of interest sequence, of the e-mail
addresses or contact information depending on the validity of the
e-mail address.
If
a property is advertised, does
that mean it’s available now?
No. Rental Que advertises properties for a full year, until renewed.
Only an ‘Immediately available’ flag can tell you if the home is
available. So you may place your name behind a home and you could
receive a contact e-mail immediately, or up to a year later. We suggest
you mark many homes, as having an interest in, to increase your chances
of finding a home quickly. That’s why we called it Rental Que, it’s
possibly a long list of people interested in a home, spread over a long
period of time.
What
are Purchase Credits and how do
they work?
This is a feature Rental Que encourages from Owners that makes our web
site unique. Purchase credits is our term for Rent-To-Own. As a renter,
you can build credits in homes you rent, to allow you to use those when
you choose to buy that home. Rental Que recommends our model, but every
Owner can use their own formula for Rent-to-Own. Our model suggests
Owners allow $100 a month of credits for each month a home is rented,
for the first year of rent. Each year, that amount is increased by $25
a month, with a maximum cap at $225 a month. So the first year, you can
accumulate $1200 in purchase credits, $1500 the second year, $1800 the
third year, and so on. These credits can be used when a decision is
made to purchase the home, or transferred to another home, if at any
time, you should move from one Rental Que home to another, that allows
purchase credits and transfer of credits. Owners and only owners can
specify the conditions they will accept purchase credits or transfer
credits.
How
do purchase credits work when I
want to buy the home?
Rental Que’s suggested model on this requires the rental home to be
appraised by both the Owner and Renter. Then a simple average is made
of these numbers, and a 5% increase to this average is made for the
profit margin of the Owner. From that amount, the amount of purchase
credits can be subtracted, to arrive at the homes purchase price. Every
Owner has the right to structure their handling of purchase credits in
any way they like, so every rental Owner should be asked to provide
those instructions in writing, prior to a renter renting a home.
Purchase credits can normally be used as a down payment, or deducted
from the purchase price. There is a flag on each property that
identifies which homes accept purchase credit transfers and which ones
use purchase credits. You may search on those flags if this feature is
important to you.
If
I have purchase credits, what
happens if I rent a home that doesn’t allow transfer?
If you rent a home, not in the Rental Que network, one that doesn’t
allow the transfer of purchase credits, then you lose the value of
those credits. Also, when you depart a home, you need to get a
statement from the Owner that you have accumulated purchase credits and
the amount of those, dated and signed. Breaking a lease with a Rental
Que member, will also cancel any purchase credits accumulated. So if
you want to rent-to-own, you need to rent from Owners that support
purchase credits, and if you move to another home, you want to find a
Owner that will allow transfer credits, or you will lose those credits.
What
do purchase Credits cost me?
Nothing, they are absolutely free. If you rent a home from an Owner
that provides purchase credits, and you choose to not collect them, you
save nothing. Purchase credits encourage renters to maintain their
home, maintain their lease in good standing, and take pride in the
home. Owners like people that want purchase credits because they get a
better quality level of renter. Rental Que was designed to try and get
these two groups of people together.
Why
would I want to try and use
Purchase Credits?
It’s a free service if you select a home that honors them. It allows
you to build credits toward eventual purchase, without costing you
additional money. It allows you to transfer either to another home in
the area, or even outside of another city or state, and maintain the
credits you built the entire time. That feature must be verified as
each owner has the right to honor or not honor credits when transferred.
